On the site of the former Gamma complex, right next to the Leiden Lammenschans station, a contemporary urban neighborhood is taking shape where living, working, staying, and socializing come together naturally. Kokon designed an urban ensemble in which more than 400 residential units, an innovative office-hotel concept, and various social and commercial functions reinforce one another.

A distinctive feature of the plan is the innovative Katho concept, which combines office and hotel use within a single building. This smart form of dual-use space contributes to a more efficient and sustainable utilization of scarce urban space.

The residential program is also geared toward a future-proof city. With a broad mix of public housing, affordable housing, private-sector housing, and full-service senior apartments, the plan accommodates a diverse range of target groups and fosters an inclusive living environment.

The location next to the Leiden Lammenschans station is a key strength of the design. Thanks to excellent accessibility by public transportation and bicycle, combined with a largely underground parking facility, a high-quality living environment is created where urban dynamism and residential comfort go hand in hand.

The design demonstrates how intensive use of space, architectural quality, and a varied program can contribute to sustainable and future-proof urban development.
